State filings show $3.75 million Lone Tree park with soccer fields and dog park, plus new offices on Texana Street

A filing lists sports courts, soccer fields, a dog park, a playground and a restroom for the Lone Tree development, and a second shows a 5,040-square-foot office building planned at 876 Texana St.

Soccer fields, sports courts, a dog park and a playground are planned for the Lone Tree development in Van Alstyne, according to a state filing that puts the work at $3.75 million, while a separate filing this week lays out a new office building on Texana Street.

Both turned up in the architectural barriers database of the state's licensing agency, TDLR, where builders register projects for accessibility review. We could not find a public announcement of either one.

Lone Tree park

The park filing, titled Lone Tree Park Improvements, was registered Sept. 23. It places the project on Lot 31X, Block A, of Lone Tree and lists:

  • sports courts
  • soccer fields
  • a dog park
  • a playground
  • a 792-square-foot restroom building

Work is scheduled from Oct. 1, 2026, to May 31, 2027, at an estimated cost of $3.75 million. The owner is JBZ Lone Tree LLC of Grapevine, and the design firm is JVC Group of Plano.

The filing describes the park as privately funded, on private land and for private use. The state database lists its review as complete.

Offices on Texana Street

The second project was registered Thursday, Oct. 8. It is new construction of 5,040 square feet at 876 Texana St., described in the filing simply as new offices for Texan Wealth.

The estimated cost is $1.06 million, and construction is listed from Nov. 18, 2026, to Nov. 30, 2027. The owner is Texan Wealth Properties LLC, with a McKinney address, and the design firm is Form Studios of Fort Worth.

Start and finish dates in these registrations are estimates supplied by the people who file them and can change. Neither filing says when the buildings would open to users.
