North Texas Home Prices Rise Faster Than Incomes Near Van Alstyne

Rapid growth in North Texas is pushing homeownership out of reach for many families.

Frisco exemplifies the rapid expansion and affordability challenges in North Texas. Once a town of approximately 33,000, it has surged to a city of over 200,000, attracting businesses, sports teams, and new residents. However, this growth has now extended to newer areas like Celina and Prosper, where home prices remain more accessible.

The Dallas-Fort Worth metroplex, now the fourth-largest in the U.S. with around 8.5 million residents, continues to grow by over 100,000 people each year. The latest Census data highlights Texas as home to eight of the fastest-growing cities, with Celina leading the nation at nearly 25% growth in just one year.

This population increase is driven by corporate relocations, with 119 companies moving or expanding in the region in 2025, attracted by the lack of state income tax and affordable land. However, the surge in demand has led to a dramatic rise in home prices, with the S&P CoreLogic Case-Shiller index indicating a 156% increase since 2005.

Currently, the median home price in the area is around $400,000.

Meanwhile, incomes have not kept pace with these rising costs. In the last five years, the average monthly mortgage payment has increased by about 82%, while household incomes have only risen by 26%. This disparity has made homeownership increasingly difficult for many, particularly first-time buyers and younger families, pushing them further from urban centers into smaller towns that are experiencing rapid growth.

Frisco is about 24 miles southwest of Van Alstyne.
